A large industrial client in Mobile was experiencing interior moisture intrusion at a 51,000 square foot, two-story structure during rain events. After multiple attempts by other parties to identify the moisture intrusion points, the project’s general contractor contacted Thompson Engineering to investigate.
The structure is a steel structural building with an insulated metal wall panel façade. Thompson Engineering’s scope of work included performing American Architectural Manufacturers Association (AAMA) 501.2 spray testing using ladders and a man-lift, as well as making observations from the building interior and exterior in an attempt to identify moisture intrusion points within the vertical wall assembly. Isolating the leak areas was unusually demanding because prior repair attempts had caused the leaks to take additional paths. After three days of testing and investigation, Thompson Engineering identified the deficient areas within the wall assembly.
Thompson Engineering delivered a comprehensive report detailing our findings as well as remediation recommendations. Our recommendations were used and this time repairs were made successfully.
