The Beach Colony Resort in Pensacola, Florida features three high-rise tower condominiums directly on the Gulf of Mexico. Each tower is approximately 200 feet tall, and each roof is approximately 8,000 square feet.
The condominium management called with concerns of interior leaks in the penthouse units after the application of a new roofing membrane. Thompson Engineering was hired by the resort’s condominium association to perform roof investigative services on two of the three towers. Using infrared technology, we inspected each roof and provided reports detailing findings of moisture. Findings included faulty roof repairs that were the responsibility of the roofing contractor and still under warranty. Thompson also prepared roof repair and replacement recommendations, including detail drawings and specifications. We assisted with bid solicitation and construction contract management, and while repairs were ongoing, we provided repair inspection quality assurance.
